What is the MLS?

The MLS (Multiple Listing Service) is an Internet database hosting a computerized list of ALL PROPERTIES offered for sale by real estate brokerages in your area. The MLS is exclusive to Real Estate Agents & Brokers. Agents search the MLS daily to find homes for their buyers, and for most Agents, it is the only tool they need to find the right home.

When are commissions due?

IF you offer commissions to any agent who brings a ready, willing and able buyer who places an offer that is accepted and closes under your agreed upon price and terms, then your offered compensation is paid at closing. This amount is deducted from the proceeds of sale by the Title Company/Closing Agent and passed to the relevant brokerages involved.

What is the Typical Commission offered?

The typical commission offered across the MLS is between 2.5-3%. You are not obligated to offer a Buyers Broker Commission, but bear in mind that Buyers have often contracted an Agent to help them in the home-finding process and with a low (or no) commission offered it can affect the affordability of your home for the Buyer.

How do I make changes to my listing?

One of the unique features of our Seller-Managed MLS listing service lies in YOUR ability to easily manage your MLS listing. Simply send us an email stating what changes you would like to make.

Are you a licensed Real Estate Agent?

Yes. “On the MLS” is owned and managed by Ken and Sarah Greer. We are Licensed Real Estate Agents. We specialize in providing home owners with complete MLS advertising services and support. We strive to provide our home-sellers with the VERY BEST in Seller Managed Options.

What if I change my mind about selling?

At any stage, you may pause or withdraw your listing from the MLS. There is no charge for this and should you wish to re-start your MLS listing we will do this at any stage during the listing term. We are happy to give you “time credit” by extending your listing term for the period that you were not actively trying to sell your home.

Do you provide Agent support with my listing?

Yes. We offer Basic Agent assistance and support via Text and/or Email Monday through Friday 9am to 5pm MST. If you think you will require additional support and assistance then please consider purchasing one of our Upgrade Options.

How do we Respond to Offers

When sending us any responses you want to put forward to prospective Buyers for consideration, please note that in general we will “cut and paste” from your instruction and directly put into an addendum/counter offer. If you would like more involvement from us regarding negotiation strategies and ideas on the presentation of Counter Offers etc then you will benefit from engaging us using the “Personal Transaction Coordinator (PTC) option in “Upgrade Options”.

What is Low Compliance cost at Closing.

here is a small compliance fee of 0.35% of the Sale Price (A minimum of $500.00 applies). OnTheMLS collects this fee when your property sells. This covers the costs of ensuring compliance with MLS rules and regulations, and time for paperwork processing. If your home does not sell then no compliance fee is due.

Will my contact information be displayed?

Yes, your contact information will be listed on the MLS where possible. This is so agents can contact you directly for showings. On “public” websites, such as Realtor.com or Zillow.com, only the broker’s contact information is allowed to be displayed. The reason for this is because the MLS has rules about what information is allowed to be syndicated to 3rd party websites. There is nothing we can do about this, and these rules are strictly enforced by the MLS. We will forward you any buyers that reach out to us directly.

Pricing your Home.

Often, the approach you’ll take on setting the asking price for your property will depend on how soon you want your home sold. In all instances remember that regardless of what someone may offer you for your home, the lending institution will only loan based on the appraised market value, so advertising above market value can be detrimental to selling.

Title Company/Real Estate Attorney

You will be responsible for providing us with your Title Company Details and/or Real Estate Attorney. We need the name & email address of your closing officer. You will also be responsible for sending all paperwork directly to title and scheduling the closing date and time as per the contract dates. We do not attend closings.

What HOA Details do we have to Provide?

You will be responsible for providing us with the HOA details including the Contact Person, phone number, CCRs, Budget, and Rules & Regulations in PDF format.
